The project commenced in the latter half of 2024 with radon testing conducted in one of the five buildings at Shadow Mountain Apartments in Idaho City. Following initial resident-conducted testing, the scope was expanded to include all five buildings to verify the findings. The results confirmed that each building exhibited elevated radon levels exceeding 4.0 pCi/L.

 

To address this issue, a dedicated mitigation system was installed for each building, incorporating a 6-mil vapor barrier. Fans were strategically positioned at the rear corners of the buildings to minimize both visual and auditory impact.

 

 

The project was successfully completed within 2.5 days by a two-person team. During the installation process, management was also informed of observed water leaks and structural concerns. Electrical connections for the fans were performed by a qualified electrician hired by the client.

The Environmental Protection Agency (EPA) recommends radon reduction services if levels exceed 4 pCi/L (picocuries per liter). If there are high concentrations of radon gas in your home, we will develop a radon mitigation system tailored to your unique situation:

  1. We address the stack effect or natural movement of air/radon in your home by depressurizing the soil beneath the structure to prevent radon gas from moving through the house.
  2. We drill into the concrete foundation slab, basement floor, or surrounding earth to create a suction point(s) and connect a PVC pipe.
  3. We vent gas through a pipe that runs through a fan in the attic or along the top of the home. Then, radon is expelled outside.
  4. We seal all radon entry points with a urethane caulking compound, including cracks, gaps, and openings.
  5. We perform a final system analysis to inspect the fan and other key system details to ensure it performs correctly.
  6. We perform a radon test within 30 days of the system installation to ensure the system is working.

Active Soil Depressurization System - Basement

Idaho Radon was engaged by a local disaster cleanup company to mitigate elevated radon levels in a cabin located in Idaho City. Concerned about potential health risks after seeing recent news reports on radon, the residents purchased an AirThings Corentium tester from Amazon. After leaving the device in the basement for several weeks, they identified elevated radon levels requiring remediation.

 

During the winter months, radon concentrations averaged approximately 5.0 pCi/L. Following a consultation with the residents, we developed a mitigation strategy focused on the basement area, ensuring the radon fan was installed on the least visible and least trafficked side of the property.

 

The mitigation system was constructed using 3" DWV PVC piping from the designated suction point to the exterior, where a RadonAway RP145 fan was installed. The project was successfully completed by a two-person team within five hours, all while working in a scenic and serene environment.
