Idaho Radon was contacted by the buyer’s agent regarding a property in the North End that had failed a radon test, with elevated levels measuring approximately 5.5 pCi/L—above the EPA’s recommended action level of 4.0 pCi/L. Following the submission of a remediation proposal, the seller engaged our services to address the issue.

 

Our team completed the mitigation in a single day by implementing a depressurization system in the basement entertainment room and routing approximately 50 feet of piping through the crawl space to the designated fan location. A post-mitigation clearance test confirmed the effectiveness of our solution, with radon levels reduced to a four-day average of 1.4 pCi/L.

 

The client was highly satisfied with both the quality of our work and the successful outcome, allowing for a timely closing.

Installed a system for a client in Boise, ID to lower their radon levels. This house was about 1600 sq ft. We encapsulated the crawl space with a new barrier and installed the fan on the side of the house which was least noticeable.

The owner did a great job of cleaning out the crawl space from a lot of the miscellaneous debris which might puncture our barrier.  Another plus was the crawl space had lights in there.

  1. We depressurize the soil beneath the structure to prevent radon gas from moving through the house, addressing the stack effect or natural movement of air/radon.
  2. We drill into the concrete foundation slab, basement floor, or surrounding earth to create a suction point(s) and connect a PVC pipe.
  3. Radon is vented through a pipe running through a fan in the attic or along the top of the home, expelling the gas outside.
  4. We use a urethane caulking compound to seal all radon entry points, including cracks, gaps, and openings.
  5. Our specialist conducts a final system analysis, examining the fan and other key system details to make sure it performs correctly.
  6. A radon test is performed within 30 days of the system installation to ensure the system is working.

Activating a Passive System

Client contacted us to install a fan and turn the passive depressurization system installed by the builder into an active system. With the fan installed and activated, this inadvertently increased radon levels due to an incorrect installation by the builder.  His system was never completed to vent thru the roof and was dead ended in a wall.  To resolve this issue, we established a new suction point and integrated it with the existing perforated piping beneath the basement slab. Additionally, we sealed off the previously installed passive vent pipe. As a result, we successfully reduced the radon levels to 1.2 pCi/L or lower.
